Heijmans to build 234 apartments in Eindhoven

Royal Heijmans has won a contract from the Woonbedrijf housing corporation for the construction of 234 apartments in Eindhoven. Construction will start in the first quarter of 2026 and Heijmans will complete the last home three years later. This contract represents a revenue value of € 50 million. Heijmans will apply a number of innovations in this project that will reduce network congestion in the overall area development.

These social rental apartments are located in the INCK area development, where Heijmans will also be building owner-occupied homes (apartments) in various price categories. The sale of these homes will start this quarter. The INCK area development is located between the city centre and the High Tech Campus in Eindhoven.

Park-like environment

INCK is a reference to the location’s past. The area near Humperdincklaan was once the site of two schools, including the Grafisch Lyceum (a trade school for graphic design, web design and digital media). That building has already been demolished. The area is now being given a new residential purpose in a park-like environment and is being designed in accordance with the principles set out in Heijmans’ strategic pillars of Sustainability and Well-being.

Mitigating grid congestion

This area development will make use of a number of innovations that will mitigate electricity-related grid congestion. The residential buildings will be equipped with a grid-aware energy supply for heating and cooling. This system buffers heat, reducing the demand on the local electricity grid at times of grid congestion. In addition, the use of batteries and energy from solar panels will ensure that a smaller grid connection and the charging of electric cars will be possible under certain conditions. This will also leave room for further development in the area in the near future. Without these mitigating measures, this area development would not have been possible in the foreseeable future.

Chain collaboration

The Eindhoven-based Woonbedrijf housing corporation is targeting the construction of an average of 600 new sustainable and affordable homes per year over the next 10 years. To achieve and accelerate the realisation of this goal, a number of years ago the corporation entered into a so-called chain collaboration with Heijmans, among others. In this collaboration, Woonbedrijf is responsible for the front end of the construction process, such as discussions with city councils, finding locations and looking at options in its own portfolio. Heijmans develops the plans from an initial design in line with the parameters set by the housing corporation.
